Shanghai Pucheng and Shui On Land have formed a joint venture for redevelopment of Pujiang Town, a popular tourist spot located in the Minhang district of Shanghai, China. The project will see the redevelopment of Zhaojia Lou Ancient Town, an AAAA rated tourist attraction. This area stretches from Jiageng Road in the east, to Yaojia Bang in the south, Huichi Road to the west and Xiaoyan Lake in the north.

The joint venture will develop this land into a new landmark of Shanghai, with residential, commercial and ancillary facilities. This project will preserve the unique history and culture of Pujiang Town. Shui On Land is the property development company of the Shui On Group, a building-materials and construction firm, which has been involved in urban renewal projects with proven capabilities in master planning, cultural preservation, community operation and urban regeneration.

Five-bedder at Parc Stevens sold for $2.65 mil profit

A unit at Parc Stevens, located off Stevens Road in prime District 10, fetched the most profitable condo resale transaction recorded during the week of April 4 to 11 based on caveats lodged. The 3,466 sq ft, five-bedroom unit sold for a whopping $7.86 million ($2,265 psf) on April 10. This marks the highest psf-price recorded at the development and the first unit to change hands there this year. The seller had purchased the unit for $5.2 million ($1,500 psf) in April 2007 – which means they netted a profit of $2.65 million (51%) after holding the unit for an impressive 16 years.

Meanwhile, the most unprofitable transaction recorded during the same week was the sale of a four-bedroom unit at Marina Bay Suites. The 2,680 sq ft unit on the 25th floor changed hands for $5.25 million ($1,959 psf) on April 10. The seller had bought the unit from the developer for $6.39 million ($2,383 psf) back in December 2009, making a loss of $1.14 million (18%) across a holding period of over 13 years.

The second most profitable transaction during the week in Rent Out Condo review took place at Yong An Park, a freehold condo in the River Valley area. A three-bedroom unit measuring 3,434 sq ft on the 10th floor changed hands for $8.1 million, or $2,359 psf on April 6. The seller made a gain of $2.08 million (35%) as they had bought the unit for $6.02 million ($1,753 psf) in March 2012.

Marina Bay Suites is a 99-year leasehold development on Central Boulevard in the Marina Bay financial district, with 221 units. Typical residences are three- and four-bedroom units ranging from Marina Gardens Condo 1,572 to 2,691 sq ft. In contrast, Yong An Park is a 288-unit, freehold condo that was built in 1986. Units are a mix of one- to four-bedders, with penthouse units measuring between 3,466 sq ft and 6,878 sq ft, as well as a collection of townhouse units starting from 7,718 sq ft.

The respective sellers of these residential properties have seen significant profits or losses since January 2021. Out of the 24 resale transactions that have taken place at Marina Bay Suites since then, 23 have occurred below the purchase price, with the respective sellers seeing losses ranging between $7,000 and $3.25 million.

Shipyard at Benoi Road for sale at $11.3 mil

An industrial property at 1 Benoi Road, located in Jurong Industrial Estate, has launched for sale with an Expression of Interest (EOI) exercise with a guide price of $11.3 million. With a sprawling site area of over 500,000 sq ft, the property has waterfront access.

Huttons Asia, the marketing agent for this property, said in a press release that it is suitable for shipbuilding, ship or vessel repair and maintenance. The property is situated at the junction of Benoi Road and Pioneer Road and lies 24km from the city centre. It is close to housing estates such as Jurong East, Jurong West, Bukit Batok and Boon Lay Gardens. The Ayer Rajah Expressway and Pan-Island Expressway facilitate greater connectivity.

Isabel It, associate division director at Huttons Asia, said the plot is a regular shape, with a corner frontage of 255m along Benoi Road and Pioneer Road and an average plot depth of 213m. At its east, the land has a 230m frontage along the waterfront. She also said the land is of a flat contour, with an access road level.

Lee Sze Teck, senior director of research at Huttons Asia, noted from records that the last known transaction of comparable property at Benoi Road was a 328,105 sq ft plot at 5 Benoi Road, sold for $10.5 million in December 2020. He also highlighted that a shipyard with approximately 1.5 million sq ft of land at 55 Gul Road – about a 10-minute drive from 1 Benoi Road – was acquired by ST Engineering for $95 million in February.

From his assessment, Lee believes the property for sale is suitable for businesses looking to expand, as plots of land of such size for vessel building or maintenance are rarely available.

The sale of this property is subject to approval from relevant authorities. The EOI exercise is closing this coming April 27 at 3pm.

GuocoLand sole bidder for Lentor Gardens GLS site at $985 psf ppr

Today, the tender for the residential government land sale (GLS) site at Lentor Gardens closed with only one bid, $486.8 million, from GuocoLand and Intrepid Investments (a subsidiary of Hong Leong Group). The amount translates to a land rate of $985 psf per plot ratio (psf ppr).

The joint venture partners are envisioning the development of a new, high-end residential area with around 533 units that will include 600 sqm of childcare facilities. This new development complements the two projects – Lentor Modern and Lentor Hills Residences – of the transforming Lentor Hills estate.

Mark Yip, CEO of Huttons Asia, remarks that this $958 psf ppr bid is the lowest for a land parcel in the Lentor precinct. There was also only one bid since the tender of the Silat Avenue GLS site in 2018, won by a consortium led by UOL Group for $1.035 billion.

Two other residential GLS sites have been sold in Lentor: Lentor Central, won by a consortium comprising China Communications Construction, Soilbuild Group Holdings and United Engineers for $481.03 million ($1,108 psf ppr), and Lentor Hills (Parcel B) to TID (a joint venture between Hong Leong Group and Mitsui Fudosan) for $276.36 million ($1,130 psf ppr). Both parcels can yield about 470 and 265 units respectively.

More recently, a GLS site at Lentor Hills Road (Parcel A) was sold for $586.6 million ($1,060 psf ppr). The resulting 598-unit project called Lentor Hills Residences is jointly developed by GuocoLand, Hong Leong Holdings and TID (a joint venture between Hong Leong Holdings and Mitsui Fudosan).

Last September, GuocoLand launched the 605-unit Lentor Modern integrated development. The development was an instant success, with 84% of the units sold on launch weekend, and is now 88% sold at an average price of $2,104 psf. The developer purchased the GLS site for $784.1 million ($1,204 psf ppr) in July 2021.

Huttons’ Yip cites the cloudy economic outlook, along with the One Sophia risk of being slapped with Additional Buyer’s Stamp Duty for developers if all units are not sold within five years, as reasons behind the continuous downward trend of bids since the launch of the first GLS site at Lentor.

Two other GLS sites at Lentor are available for sale under the 1H2023 GLS Programme – an expected 475-unit site at Lentor Central launching this month, and a 500-unit residential site at Lentor Gardens, which is on the Reserved List.

Knight Frank Singapore’s Head of Research, Leonard Tay, adds that these seven sites – the five that have now been sold and the two still available for sale – could bring about some 3,500 new units to the area and 11,000 new residents.

The site that closed today is within walking distance of the Lentor MRT station and a number of recreational facilities such as Thomson Nature Park and Yio Chu Kang Stadium and Sports Complex. It is also about 1km from CHIJ St Nicholas Girls’ School, which should appeal to parents of school-going children.

Steven Tan, CEO of OrangeTee & Tie, believes that the eventual launch at the Lentor Gardens site could see units priced around $1,950 to $2,050 psf.

The Lentor Hills estate is set to become a premium destination in the months to come, with GuocoLand leading the charge for the area’s growth and development.…
